From story reading to community org’s, well-delivered messages work wonders

Wednesday morning was the second time I’ve had the opportunity to prepare a ten-minute reading for the summer school program at Oakhurst STEAM Academy.  What they call a Harambee reader, is part of a half-hour psyche-up session for about fifty seven-eight-nine year olds.

The picture book I read – about an eight-year old boy learning to play lacrosse – was built around an Aesop’s Fables-type moral about “dependability.”  Reading enthusiastically was a reminder of the SHOWTIME! of doing group kickoffs for three years in the scholastic fundraising days.

More directly, reading at Oakhurst stemmed from being aware of the Chetty Study, a Harvard/UC Berkeley project that correlated a link between 4th grade literacy and economic mobility.  Economic mobility is how many children rise from the bottom of one economic quadrille to the top of it as an adult. That study showed Charlotte, NC has the lowest ranking (4.4%) of the largest fifty US cities, so it became an obvious place to put old SHOWTIME! abilities to good use.

My bottom-line in volunteering for short, meaningful opportunities to help with reading and writing is always, “Never let it be said…”

That the male voice was appreciated as such a significant factor in this setting wasn’t lost on the previous days reader, Steve Echenique, or myself, because the Freedom School sponsors regularly say its a presence the kids simply don’t get often enough. Bearded college volunteers are one thing, men with ties, yeah, it’s a different visual that counts.

These are actually the luckier kids, both because this program of two-3 week sessions takes some edge off the “knowledge drop” summer often brings, and there is a cereal and biscuit, milk/juice, fruit cup breakfast to start the day with.

For parents who don’t always know whether their kids are touched by enough of the right information you’ve tried providing for situations that may come,  this audience raised their hands and responded. Having that level of connection with an energized and attentive group, it *should* put a little hop in your day.

Eye contact is at a premium in such presentations. 99% of the time, moving through your group and not just pontificating from behind a podium works best.

Having introduced the idea of writing this story for them based on Aesop’s “morals,” and shown them the covers of the binder really had nothing to do with the 8-year old boy in my story, two girls provided the correct moral, “Don’t judge a book by its cover.”

Extend  the positive vibe

Giving some attaboys! to the counselors here, or volunteers at other events, is a legitimate way for speakers to extend  the positive impact of physically being there. Practice your good communications skills someplace besides a networking event. See who looks you in the eye, can articulate their young person ideas, knows why they’re there at 8 a.m. in the middle of June.

One-to-ones with a couple college students in this situation is a freebie – (almost) everyone likes talking about themselves – and nothings lost if you don’t get an impressive response.

Having participated in several Communities in Schools “social capital” programs this spring, complimenting high school students on their speaking without “umms, errs, y’knows” as out of the ordinary – and a factor easily noticed by adult others – was definitely a simple, effective teaching moment.

Practice your good communications skills someplace besides a networking event. See who looks you in the eye, can articulate their young person ideas, knows why they’re there at 8 a.m. in the middle of June.

 

Communications: Oyster Roast meeting

Even as a homogeneous group of older guys in a community projects organization, it took over two hours to work through operational Q&A regarding our 5th annual Oyster Roast Wednesday night.

Oyster Roast is a mature product – we were tweaking things, not debating whether an idea will accomplish certain financial goals, or whether to attempt it at all. When 16 guys show up mid-week though, its a good problem to have a quantity-quality number of opinions in steering the club.

After working with friends and members on dozens of similar projects over the years, you develop a sort of shorthand communication,  where a nod, thumbs up, or quick comment lets them know you’re clear on/in favor of what they just discussed, even if others might still be talking.

That doesn’t happen immediately, but having history with individuals usually makes things work easier. The fact we often view opportunities and challenges with very similar results-oriented reasoning or career training, is an organizational strength to draw on.

When it came to how the low-country boil is done for the Oyster Roast, the President answered as the man responsible for that aspect of four previous OR’s. The Community Development VP ticked off his list of pricing, marketing, and What abouts? as the guy who brought the unique idea to start with, and welcomes input like this to tweak the positives.

Finally, its elementally a 1-1 world. Speaking with the Prez about a specific lack of cooperation related to donuts at Meet & Greets after the official meeting, he said a roadblock for several years has been mostly negotiated with a parish official. The results, more suited to our needs without making a single change in an established system, was good news to end the day.

That operational block had bothered me for a while, and now its been pretty well fixed. Hurrah! for good communications.

About My Dad (and hoping you have similar memories)

Saturday night after our super successful pierogi dinner (we served way over 500), I had a good talk about deceased parents with another Men’s Club member,  including minor stuff like learning how to read maps while being ‘shotgun’ on long road trips as kids, and an undeniable ‘good hair gene’ that means I have fewer silver foxes in my plentiful brown hair at 62 than most. Dad’s ‘good death’ after just two days in the hospital– versus a long, drawn out, painful, expensive, and wearying on family members decline—was six years ago tomorrow, so a few thoughts about Waldo Frederick Shorkey from Son #2:

  • He won a blue ribbon at the Florida State Fair for a terrific secretary (desk) one year, but lost out on the big prize overall to a jewelry box, the only time I can recall him voicing dissatisfaction about unfairness.
  • When I wrote a take-away piece for people attending their 50th anniversary in 2005, the first line was fact that Dad came down the driveway within five minutes of 5:00 every night, a consistency I’ve always told people was my ‘Leave it to Beaver’ life growing up.
  • That he served his country—as did three brothers—despite a noticeably thinner left leg as a result of childhood polio. He met Mom in Tampa while serving on a destroyer escort, and with only periodic visits, they corresponded for three years before she turned 21 and Grandpa Sevigny let her get married. I’m obviously glad that worked out.
  • I brought Mom flowers for my birthday last week, because she always appreciates them, and Dad put together arrangements for many, many years because he knew that.
  • While he rousted four boys early many times to shovel a path down 150 feet of driveway so he could get to work, when we finally got a snowblower, he always told us to shut it OFF! before trying to clear any blockage of the chute. I know at least three guys who lost parts of fingers because they apparently didn’t get (or heed) such obvious advice.
  • In reading some of the journals he kept while traveling after retirement (at 59!) its impossible not to recognize that whether it was a riverboat cruise in Europe, a chance conversation with someone who spoke English there and told he and Mom things of interest, or even the beef-barley soup a friend made–the first thing he was excited about eating in months after his stroke– his written reaction was always that “It was great!”
  • He was a genuinely positive guy, and truly thought highly of by everyone. That my brother Steve said the Belgian family he was an exchange student with always asked how Dad was doing first vs. even Steve’s family, when he visited over the years has to be some kind of proof.
  • He ate vegetables, which he really didn’t like, to be a good example to four boys.
  • Every time someone gives me an attaboy! about being a good son for getting Mom to church for 10:45 Mass, I know Dad would appreciate both parts of that.
  • When I’m thinking about something– like how to make a scene I’m writing work right-er, and I find myself tapping fingers on my left hand, I like to think it’s a signal from Dad, who was a lefty. His tapping the ring I now have on the steering wheel sticks with me.

I bounced the idea of providing a supply of a specific topical rub the company I’ll start work with momentarily (cbdMD) produces to an operation—Team Rubicon, made up of veterans and ‘kick-ass civilians’ doing disaster relief in the U.S. and abroad—because it relieves aches and pains from all that labor in a pretty amazing way. Helping make some small part of the world better seems like a decent way to be a little more like Dad.

And I believe I’ll have some beef barley soup for lunch today.

Following up is *Always* the Most Productive Element to Success

Having previously opined about how many, many job candidates could become better represented by recruiters if  job search firms explored how certain extra experiences might improve their view about a ‘skills gap’ better, let’s draw attention to “us.”

Specifically, more in line with what candidates see as strengths regarding listings, when a recruiter doesn’t know about that factor at all.

A central point is that candidates should, and BETTER, make all extra efforts to keep themselves proactively involved in job search opportunities. I haven’t heard about any great improvement regarding the 8-Second Rule, the time an average resume gets attention.

Having reworked my LinkedIn profile the last few weeks, I *know* it strongly and specifically highlights my abilities and experiences MUCH better now. It includes about a dozen high quality blogs and content creation examples, and features a more personal 1-1 reading style versus, well, just an electronic resume for many.

I listened to a guy—Tyron Guiliani, an Aussie—on a couple podcasts, and signed up for an hour phone session with him, specifically about creating a more productive site.

FREE is ME! was part of that decision to listen to Tyron as a coach, as was sticking around for three minutes, when the next online session was starting.

While declining to go further with what he described as “high four-figures coaching help” at the end of a terrific sixty minutes phone session, clarifying my expertise with a smooth, conversational, Story of Me on LinkedIn was suitably engraved.

I point everybody at that profile—I’m proud of it being both a good read and accurate in conveying my background. Here I am.

Starting the clock on Success

New Year’s Eve afternoon, right before heading out for a little fire pit action and brewskies in Charlotte’s South End, I clicked Fast Apply to send that good profile for a Content Specialist position. The next day, Happy New Year! for real, there’s an e-mail from a Marketing person, about setting up a time to talk.

Next day, instead of talk, there’s another e-mail from company stating I wasn’t going to be considered going forward. Say what?

Old school still works

Early the next morning,  I did some copy-paste of  their site material and hand-edited it, pointing out perceived flaws. I wrote (IMHO) a fine cover letter with bullet points, and suggestions about certain things I’d circled. Putting those five pages in a manila envelope, I drove it across town, getting to the front doorbell just as the HR person was leaving for lunch.

It’s 12:15, I tell her what the contents are, and that I’m sort of not taking fugedabowdit for a final answer.

I’m asking you this seriously— Do you know what you’re worth when you sit in front of a person with the potential  to determine your paycheck, yea or nay?

At 3:30 there’s an e-mail from the Director of Content—he’s impressed enough by my follow-up to give me an assignment for the weekend: 750-1000 words about a specific topic relating to the CBD industry. I nailed it with 900, plus numerous links.

Two minutes into a phone  interview Wednesday, he says, “We don’t need to do this– are you available tomorrow?” and Thursday, after a period of exchanging views about career experiences to date (he’s a 2014 grad, I had better stories) we got to the money question.

20200211_151948Take it seriously – Yea or nay, Do you know what you’re worth? when you sit in front of a person with the potential to determine your paycheck? Most of my career, probably not, but research shows the average salary for Content Specialist job titles in Charlotte is $56k, still about 6% less than the national average.

I got a job offer that’s going to reflect an economic value for my professional skills, and the reality of a barely two year-old company. That company is about to catch major momentum as a result of Senate bill (S.2667, The Hemp Farming Act of 2018) getting passed before the impasse with Trump’s wall. The company is well-financed, its dead-red on my expectations, and my content creation arena is a decent challenge.

That benefits thing vs. gigging

Oh yeah, and that benefits thing. I’ve enjoyed a physical renaissance since knee replacement and rehab last December-March (God bless the ACA), but there’s no problem having healthcare paid for by an employer.

Straight up, getting the 100% okay on the anniversary check-up of that left knee Tuesday, how it has fared is just soooo damned reassuring. (Yeah, this was a LEFT knee, the grotesque, pre-replacement 2017 version.)

As a life-long athlete, the twelve years I was kind of a gimp has become ONE as a well-preserved sixty-one year old guy with a terrific, year-old knee. I’m immediately cooler, no more skipping across the street so I don’t get run over.

I’ve promised myself about joining a tennis league in 2020.

Fact: January 3rd I hand-delivered a letter to a company regarding a specific Content Creation situation I’d felt strongly enough to originally quick-click as a LinkedIn application just before New Years.

Fact 2: After some back-forth described in that letter, Diligence was rewarded on January 10th. From ground zero to within an acceptable background check of a greatly enhanced, much better compensated professional mission, results came directly from ACTIONS in doing the follow-up, right? Old school still works.

Could millions narrow current ‘skills gap’ in job market with better recruiter interviewing?

Ask ten managers or recruiters what’s most important on a resume, and beyond contact information, you will undoubtedly get ten different answers. Having commented (even raved) about this under-employment situation with numerous people, I’m committing to a discussion about the pitfalls of “You must show ACHIEVEMENT, not *just* did things” mind set.

That the standard eight seconds of recruiter viewing time for resumes doesn’t seem to have improved is certainly a gripe many will have, and scanners are definitely still a problem.

I’ll use three examples regarding resumes and delineating production versus achievement relative to executive-administrative associate roles. Those who think millions lack necessary skills probably haven’t explored beyond singular tests adequately with clients.

Having seen articles about the desirability of ‘soft skills’ recently, communications ability doesn’t equate to verifiable ACHIEVEMENT. In my own freelance writing, community involvement projects, and significant sales background, I’ve relied on the Q&A style of determining what needs to be known with rapport building, and handling of whatever blips or situations come up.

Having the necessary computer skills, even if not the most current version, is an expectation, yet being the oil that keeps gears moving smoothly is an understood factor in admin associates job. When the phone rings, the keyboarding skills take a break.

Many counselors agree a functional vs. chronological resume is legitimate.  Many others feel dates, including when NOT working, are still required.

cropped-1000wd-picture-beyond-resume2As a contract employee pre-recession, I became the primary coordinator for a quarterly meeting of a 185-person Master Servicing group, after replacing an executive associate that handled three vice-presidents.

Determining the site, menu and costs for lunch, the AV equipment setups, which logo-ed gift participants would receive, and team building exercises were all wrapped in the project.

Singular achievement or significant collaboration

While there was a sub-set of nine or ten others who helped with coordination (especially the participant gift, a sweet, extra-large umbrella with padded grip from the corporate catalog I still have), it was my job to get the major ABCs together.

The ballroom location and equipment needs became essentially free once the luncheon cost ($17 x 185 v. approx. $34,000 budget) was negotiated, which proved a no-brainer to green-light when presented to the veep with oversight responsibility.

The lunch banquet worked smoothly, and a scavenger hunt for the team building exercise proved brilliant. The participant who didn’t put a printout in her team’s box by ‘3-2-1-zero!’ as everyone counted down the end of exercise certainly won’t forget it.

It’s not fair to you, lumping that under an ordinary job description. It was clearly an achievement, and while banks were fat then and it was almost a blank check on budget, quantifying the magnitude of a similar Great Job! shouldn’t be missed.

Take space on your resume to draw attention to any similar ability to handle complex or out-of-the-ordinary situations.

Customer Service Administrator

In a multi-functional job tagged as Customer Service Administrator, I interfaced with three mutually exclusive data bases, had over-sight and justification of eight technicians hourly and travel expenses, and researched customer billing questions (the techs weren’t always great on documentation). Putting together $30,000-60,000 consignment orders of parts for new locations and call backs were secondary administrative tasks.

Varied as these factors were, there’s still nothing that smacks of that all important ‘Achievement’ at an administrative level.

Recognizing the Parts Department was often asked by customers to diagnose which part of a machine had failed, I utilized my writing skills to create a ‘Parts Ordering and Return Policies’ piece, which became that out of the ordinary achievement.

Diagnosing was a Service function, so codifying how the company wanted callers – generally the guys in the pits with machines, not office personnel – to present needs in 1st, 2nd, 3rd best ways to determine the required part improved process efficiency for the Parts Department.

Ordering-return procedures as ‘value added achievement’

It took considerable grunt work, but distilling a comprehensive 1,325 user mailing list from an 18,000 machine database and disseminating those ordering-return procedures became a quantifiable ‘value added achievement.’ Such projects aren’t about knowing the most current software, its about initiative.

That’s a quality potential employers will only recognize if it’s presented on a resume early, and somehow as a scannable line of copy. That isn’t always easy, its just what’s needed though, so work it.

Departmental re-org, Five Team Leaders

During a reorganization of a 105-person Purchasing Department, I was tasked to the change coordinator and became a point of contact for five Team Leaders. Multiple executives or managers is usually included in position descriptions for administrative associates. Beyond creating and disseminating all new policies through the e-mail (non-WYSIWYG) system, where does quantifying come in?

Take some space on a resume to make sure you draw attention to an ability to handle complex or out-of-the-ordinary situations.

Rewriting an environmental assessment questionnaire was a difference maker. There wasn’t a data file with all the information to tap and go for desktop publishing, so while the vast majority of preparing 150 hefty binders of information for a chemical safety conference was keeping two copying machines operating, it was a two-day rush order that would’ve taken two weeks notice for a corporate print shop.

 As the Team Rubicon crew says, GSD – Get shit done.

Scanning snafus and eight seconds of attention

It’s still a discouraging factor with recruiters, who we *know* are trying to fill a specific need for their clients. Many still won’t sit with someone to determine the ‘extras’ their experience or under-utilized skills might amount to if known about.

Many counselors agree a functional resume is legitimate, many others recruiters say dates, including when NOT working, are still required. While a uniquely formatted resume is often acceptable – LinkedIn does a decent one – many operations still throw things into a scanner that will not be your friend when parsing.

When you’re looking for a better job, making the time to create the best possible, and hopefully unique, picture of what you offer is a factor every expert agrees about.

As a small, reasonable fix, this is stated absolutely:

FOLLOW UP with anything you send.

Describe ‘Career Experiences’

Although I came across a NASCAR application with a 2,000 word limit to describe ‘Career Experiences,’ few applications have the flexibility to include ‘other stuff.’ In 2020, recruiters might again have massive numbers of resumes, with some 40 million sidelined indefinitely. There was supposed to be a shortage for many positions, but helping to keep recruiters focused on you as the payoff requires more than a voice mail every ten days.

Being eliminated because your recruiter didn’t see you as an EXACT match for their job order, that you under-state your own achievements will happen far too often if you don’t put it in the mix in a substantial way.

What’s more legitimate – hoping today! a recruiter discovers YOU are a unique, shining example of paper portrait which includes a factor they hadn’t considered, or calling them and offering an explanation of some additional experience that drew your attention to a new possibility. (Yes, you might have included that in a cover letter.)

Even if you think writing that extra couple lines will never get seen, doing less is seldom (if ever) going to win the day.

Never let it be said you didn’t do the least that could be done

There was a small element of surprise when a recent lunch and learn regarding four Early Education Tutoring (part of the OPPORTUNITY Task Force) reading programs moved as smoothly and enlightened so well. Twenty-six potential volunteers attended (only one other guy), but the feeling of helpfulness and purpose regarding a necessary grass roots effort permeated the room.

The surprise at finding the right type situation– on my fourth attempt at volunteering to help with reading programs– was gratifying and easy to schedule. The Freedom School at St. Gabriel has linked with Oakhurst STEAM Academy for six years now, with the goal of reducing the summer learning loss for about 50 kids. There are two three-week sessions, with an opening for a Harambee Reader to kick things off in the morning June 18-July 6. Its only 10 minutes of the half-hour jazzing up, but when Laura Hull said, “Boy, do we need some male readers!” a magic button was pressed.

The focus of these programs is significant. If you haven’t heard about the Chetty Study, it’s a Harvard/UC Berkeley project that found Charlotte ranked last (4.4%, San Jose was tops at 12.9%) of 50 major cities in economic mobility, essentially how many children rise from the bottom of one economic quadrille to top of it as an adult.

Early care and education is one of three primary factors that correlated with economic mobility, and one specific and very relevant fact is that students not reading to grade level by fourth grade are almost destined to fall further behind as reading-writing needs/material become more difficult.  The Task Force goal to have 80% of Char-Meck students reading at that level is lofty—its currently only 39%, with Afro-American (22%) and Hispanic boys (18%) lagging significantly.

As a writer, its somewhat simplistic to state that reading made a major difference along the way for me. While a well-regarded high school journalism program and college sharpened the tools,  knowing words (comprehension) and structure was the start. I had a ninth grade reading level in second grade, but I doubt that walking two blocks to a book mobile– my childhood included one available in a bank parking lot every Friday for years– is an option kids have in 2018.

As a Wyzant tutor, I’ve focused on reading-writing-public speaking, and being able to see real progress with an 8th grader’s comprehension after a simple suggestion about pausing for punctuation during a second session was meaningful to both of us.  While she’d blazed through several paragraphs in a book, her comprehension of individual ideas was obviously jumbled, so making that kind of a difference counts.

As Director-writer for SCHOBY (South Carolina Hugh O’Brian Youth) leadership program, even ten minutes of coaching before the groups of high-caliber rising juniors began doing group essays had the effect of focusing them, which improved the quality of product that was edited into a read-along, Aesops Fables-type children’s book.

It was pointed out during the lunch presentations that the non-academic period of year is where support lags and students in high-poverty schools fall back. Because those SCHOBY kids are the 90-95 percentile achievers, the point of extra help becomes even more valid—  many students need a much greater push compared to what those Ambassadors required.

Four programs worth learning about

Augustine Literacy Project – (Fall 2018) Structured, explicit lesson plan format, tutor twice a week during school time for 1 ½ years (60 hours of tutoring), is quite a commitment. Two weeks of training ($250 cost for materials is generally handled by scholarship). Free, long-term, one-on-one instruction is their goal, because 74% of poor third grade readers are still poor readers in ninth grade.

Heart Math Tutoring – Executive Director Emily Elliot stressed that “Growth in concepts counts. The nature of math as yes/no answers means that enthusiasm and academic confidence increases when the student gets the 1-1 help that makes the difference in understanding.”  Their success—98% of students have met program growth goals—is admirable. (Fall 2018)

The Padres y Padrinos (Parents and Godparents or ’PYP’) program is a LAWA (Latin Americans Working for Achievement) project that has addressed the academic and social development of ESL students in East and South Charlotte elementary schools since 1992. They need volunteer commitment to 14 or 28 weeks of one hour per week for reading and basic math skills.

Ten minutes a day for ONE day as the Harambee Reader? I put myself in, and if I won’t immediately promise to get money for supplies, or extra people to listen to kids read for an hour on the July 18th Great Day of DEAR (Drop Everything and Read), I also refuse to be someone with good intentions who fails to do the least that can be done.

Sex for a Past-60 Writer in #MeToo Era: Something is Amiss

Having knocked out 53,000 words for a NaNoWriMo submission this past November while working a never-saw-this-possibility-on-radar job pre-loading UPS trucks overnight, I recognized (not for first time) how much more difficult the love scenes were to write without some, you know, relatively recent transfer of similar sexual energy.

Watching reruns of ‘Mad Men,’ I’m not talking Don Draper, drunk but always ready-able to get it up and in at any opportunity – THAT hasn’t been a reality for waaay longer than being sixty.

An aunt I truly respected suggested (well, stated) that I needed more-better bait than just being a Good Guy and the right equipment to find-deserve That Woman. I get that more clearly now.

Frankly ladies, we all want to know we’ve still got ‘It’ on that front, and not that you’ll be needing The Rabbit to satisfy you when we leave. Just sayin’…

Introspection, not analysis

For those who might be expecting an analysis of recent opportunities or techniques related to that 60+ category, ummm, today I turned 61, and the past 366 days haven’t included sharing that desirable activity. I’m sorrier than you’ll know about not being able to enlighten anyone about empirical factors the title might suggest.

Mostly I’m believing I’m not the only guy wondering which end is up in the post-Weinstein scheme of things. We’re a million miles from getting through awkward breakfasts in college, much closer to Seth Meyers  Golden Globes proclamation that, “For the male nominees here tonight, this is the first time in three months it won’t be terrifying to hear your name read out loud.”

There has been LOTS of documented abuse of women along the way by Hollywood and/or male brethren of all stripes. I’ve never been a ‘crotch cricket’ as Dad referred to womanizers (like a college roommate) of a certain stripe, or walked around with my pants to my knees. Like Meyers, I’ve seldom had the power to hold sex over anyone, although I might’ve said something similar to what local Carolina Panthers owner Jerry Richardson allegedly did, about the shapeliness of certain jeans-wearing females.

Hey, college and the herpes-challenged ‘80s featured Jordache and similar $100-plus jeans, and it was pretty much mandatory that noticing and commenting was expected. Now, and sixty-plus, is an obviously different day.

A Good Man is Hard to Find

The Great Recession flat out sucked – that’s the nut I’m working with.

Working in scholastic fundraising in the ‘Nineties – where younger, smart, good-looking teachers were common and I wasn’t close to sixty – wasn’t the place for “cutting a filly out of the herd” reputation-wise. The divorced moms with kids I dated after moving to Charlotte were okay, often just a scheduling thing. Ditto for my real estate years, although I was in a relationship then.

Fundraising success and feeling very Good Human Being-ish while participating in Junior Chamber of Commerce activities back then was legitimate, and shouldn’t we admit that ‘successful,’ like my aunt stated, trumps POS Guy at this point (with Chippendale types always being an exception)?

I’ve been told I’m pretty well-preserved, and with a now two-year old knee replacement in 2020, personal energy is higher than its been in years, though finances since the recession haven’t sparkled.  It seems those Women who have houses (or got as result of divorces) are a bit more concerned about possibility of sharing resources with ‘keepers’ than less equal (even if kind of studly) older lovers.

SEX, whether sweaty or sloooow good, is less likely to be the lady who once told me, “Just because we’re not going to be forever doesn’t mean we have to give up something we obviously both like.” Not Beyonce and ‘Put a Ring on It,’ although relationship status doesn’t really affect The Act.

I’d bet that a quantity of the negatives we’ve heard about still kinda fit in the category of, “I seem to remember the circumstances a bit differently,” that Lauer and Rose used, as un-PC as that might come out.

 Is it possible that Al Franken is the ONLY guy from SNL days that groped someone?

Writing-wise, I seem to be using OLD memories. While I’ve never been graphic-graphic in book scenes, and I know the sensuality and caring still flows, actual pillow talk and bouncing previously written material off a date (while noting which parts reeeeallly worked for her), made things so simple. Sex isn’t as distant as the moon, but it doesn’t show up every Friday night either.

Contrary to what Bill Clinton danced around, sexually, guys DO know ‘what is, is, but cuddling isn’t sex.

My question is: If or when I hammer that 50,000 or so words into a script and it miraculously become a Success, will it get easy to find mutually desirable-willing ladies again? Or, will *I* be on guard about life resources coming down the proverbial stretch? Would I, hard to believe, become too picky myself?

I admit missing the notion that, “A good man is hard to find, but a hard man is good to find,” “It takes two,” or yes, very definitely, “There’s a Good Woman behind every successful man (and she wants you to get your clothes off NOW!)”

To say good sex still comes from the heart and not a little blue pill is problematic—I’ll let you know after I’ve been in a situation where that little blue pill might make a helluva difference.

Knee rehab, 2018 and Beyond: Effort is Always a Prime Ingredient to Success

It was a very different final quarter to 2017, so I’m catching up to many friends and contacts about where I’m at, with start of new year as a good and necessary idea.

‘Where’ is within touching distance-completion on my very personal One Thing. When I started in real estate (with Keller Williams-Southpark, 2016), that was a factor they wanted us to articulate during training: What reason would get you out of bed every morning, getting busy with whatever was most important to you and your Success?

Economics of real estate aside, that One Thing always meant my iffy left knee getting replaced in 2017. I wasn’t  sure HOW (Christmas Wish for Knee–bazinga!), but was willing to pursue as possible. Getting x-rays became a major immediate step, from go-go, more-faster! environment pre-loading UPS trucks overnight, to front of the Make Me/Knee Physically Better line.

When you catch a major break like that, I’m thinking you owe the Universe your very best effort in return.

I believe that *every*little*bit*more*I*do* goes directly to helping the strength and functions of my knee-quad-whatever. (What I’ve told my PT person, Amanda, often, and myself even more frequently)  

Saying I’m knee deep in rehabbing is certainly accurate, and it’s definitely a quantifying of effort deal, doing whats needed to become Better.

Better? Maybe not a crazy good jump shooter again, but able to plant the left foot for a forehand up the line, or maybe throw a snowball and hit the damn tree? How many toes risers or quad flexes, and how often for that?  I am pleased that Becca keeps saying, “little bit more!” until I hit a solid extra marking point.

There are obvious economic goals to be handled soon in 2018, but a couple times a day I look at ERMI (Extended Range of Motion Improvement, Inc.) machine, pull that pneumatic lever a bit further than ‘uncomfortable’, and I can SEE my new knee working. Bringing that quad back to life, *every quivering extra second those muscles twitch* means Glennie is doing best and necessary on effort front.

Hearing you’re at 96 and thinking about 100 as a next mark is one heck of a motivator when I’m in the ERMI saddle getting scrunched for 10 minutes.

Its been ten days of meat locker temperatures here in Charlotte, but its cold everywhere, and that’s not why my knee feels stiff. Staying on the exercises, doing ERMI scrunching four times a day, physical therapy is PERSONAL. You know that ‘You can’t fake steak’ commercial? Its like that.

Friday was my Men’s Club meeting (St. Gabriel), and we had a special send-off for a super-dedicated member, Mark Herboth, who among other things, fed our group well for as long as I remember. While he’s moving to Raleigh area for grand kids availability, ‘Herbie’ is the guy who got me doing overnights for ROOM IN THE INN program–this would’ve been Year 8 with same crew…

My taking on the ‘Tree Tsar’ role for our group’s  Christmas tree sale the last two years came from examples like Herbie—my brother, Mike too— guys who have cared and DONE for a long time, but Herbie was an Inspiration. When we needed a leader on trees, our biggest project of the year, I was willing-able to step up. And doesn’t that float most of our boats? A couple sincere attaboys! when what you do makes a difference, doesn’t hurt to let people know you appreciate the effort.

We had an exceptional sale, even if there were a couple code red calls for workers on evening shift. My Attaguy! guy was Greg Hebesian.

We’re going to need more, not less, of similar willingness to stand up and help each other going forward, give the best little bit of You possible to someone who maybe needs it a little more. The beauty of RITI program is that maybe seven groups all do a piece– there are drivers, dinner people, lunch makers, laundry people, and yes, over-nighters.

In 2018, I’ll continue being thankful for two good legs to stand on. I’ll also work with a ‘Less Trump, more Matt Damon’ (reference from ‘Martian’) attitude. Stranded on Mars, astronaut Damon takes an *awful* lot of events in the chops for a long time, even starving. At the end, he gets told to cannibalize and turn his recovery spaceship into a convertible, but his mantra is to ‘do the numbers, and if you get enough of them right, you get to keep going’.

Think about that for working the whole plan, step by step. I gotta go scrunch my knee.

Pursuing the American Dream – Four real estate senoras and I in a row

Perhaps it would be more surprising to encounter *me* in such company, but during a few minutes of conversation after church, discussing the progress of  sharing a future event,  the only senora present who didn’t offer me her real estate card was the Hispanic Ministry person I’d met two days before.

That’s a vivid reality to what is so attractive about real estate: Opportunities for success are very much within any individuals control, the  essence of the American Dream. Maybe not the same as Trump’s dream for America, but…

You hit the standards – in North Carolina its 79 hours of approved instruction, qualifying via the state exam, then paying your fees. Once you are legal on those points, everyone starts from Go!

Taking the original real estate course – after a long period of working primarily by myself – being with 80 people of high verbal ability was immediately noticeable. The barrier to entry was incredibly low: $450 course, about $70 more for books and suggested prep materials. After that, reading-studying-testing is your deal, definitely the priority (sorry kids).

Real estate rewards effort  

Having an entrepreneur inside,  taking the opportunity to directly affect your own future, cuts across cultural lines, and real estate rewards effort. The picture of car and commission check is worth the usual 1,000 words. Real estate as a career in a hot market, its got visuals you can appreciate, especially after the penury that was retail during the recession.

Perhaps rewards come less often than desired,  sometimes it arrives in unreal proportion to any personal brilliance, and often by doing necessary steps and being there.  Following through on leads and necessary paperwork, learning more whenever possible, making sure your technology and transportation work, being fearless, or at least determined to put yourself on the line when asking if anybody you stand next to knows somebody else.

Carve your own niche or go large, the absolute effort required is a great leveler; ‘up’ personality is never a drawback, communicating skills are a given.

Our Big Why?

During orientation (at Keller Williams) there was a question about our Big Why? What would get us out of bed daily, make us stay on task, maybe neglect family and friends attention-wise, invest in worrying about an appraisal or offer?  Walking out of 2016 in a better way than I came in was my reason – the left knee has been shot for years. Whatever it eventually cost for a replacement, by the end of the year – and primarily by the grace of Affordable Care Act – that was the One Thing.

Of primary importance, because of user-friendly technology, running my business won’t totally grind to a stop for two-six weeks of therapy after that knee replacement happens won’t totally affect effective mobility.

Throughout a variety of careers,  not having limits imposed on my choice of jobs because of extraneous factors has been a strongly held belief. Its rational to understand some leavening of socio-economic opportunities in what’s finally starting to feel like a better economy TO ME. Pero, (but) like those senoras, nosotros vamos forward with business on our minds, and helping in our hearts.

There are few satisfactions better than delivering a major part of the American Dream – owning your home – to someone else, while ringing the register for yourself.

How a Great Fish Fry is Like Your New Home

After the final customers had left our charitable organization’s annual fish fry last week, there was a significant amount of clam chowder left. After I informed one of the other workers about that and suggested he fill some to-go containers, he asked, “Can I selectively skim it so I get more clams? I didn’t think there were enough in the bowl I had. And I really think the potatoes should’ve been a little more tender.”

Now, we haven’t seen the financial totals, but between 4:30 and 8:00, we served over 600 people all you can eat baked or fried tilipia, shrimp, mac ‘n cheese, fries, crab-shrimp-artichoke dips in line, ice cream– and that chowder– provided free (donations accepted) beer, wine, tea and lemonade, and had both a bluegrass trio and the ACC tournament on a big screen TV for entertainment. No doubt in anyone’s mind the event had been a huge community success once again.

Those comments about the chowder were actually true though, which makes for a great analogy about the search for a new home: There’s almost no such thing as a 100% perfect house.

Top 5 Factors vs. Wish List Items

Customer satisfaction with the home buying process doesn’t rely just on price, or having granite counter tops in a super-large kitchen, a well-situated bonus room for Mom’s internet company office, a fair amount of yard, 2 1/2 bathrooms, and 2,150 square feet of space on a quiet cul-de-sac in a desired school district. It would certainly SEEM like everything is in apple pie order if buyers could check off that many favorable factors, but any real estate agent will tell you, everyone wants More.

In the hot-hot Charlotte market, clients probably only get one shot at really liking a house. If they aren’t pre-qualified and ready to make a decision-offer, the next people in the door almost certainly will be.

“Gee, we’re going to have to paint that room something besides Carolina blue,” or “We really wanted to be a little closer to X, the yard isn’t enclosed, the 4th bedroom is a little small, the homeowners association dues are kind of high,” are common enough examples of Wish List.

Unless someone has to move NOW because of a company relocation or similar situation, it’s rarely *just* the house that’s being considered, and that’s when having clients keep a Top 5 checklist in hand makes a difference. (Schools? Yes, you’ve told me its third..)

Perfect House idea in perspective

Most agents will put The Perfect House idea in perspective at the beginning of the process by asking what a client needs, then “If there was something else, what would that be?” and probably even a “If one more thing would make it perfect…” type question.

Beyond all the what if…? desires though, the single biggest factor in the hot-hot Charlotte market is that clients probably only get one shot at really liking a house. Those dreadful days (years!) when buyers could dither over fourth bedrooms or expect major concessions on closing costs by the seller are history.

Like more tender potatoes, or the abundance of clams in the chowder relative to 600 smiling faces, free beer and entertainment, or even a highly successful fundraiser, the buyer of today has to know what really counts for them.

Buying a home is one of the biggest and most stressful decisions people make; its a commitment right up there with marriage. If you (with your agent’s enabling) want to continue searching for that specific seventh aspect, that’s your prerogative.

‘Settling for’ is not the answer, but when a fourth or fifth strong possibility goes under contract while you thought about things, recognize how serious your Top 5 is to fulfilling both a need for shelter and an overall happy home.

‘More like Matt from Martian’ is a Legitimate Mantra

The mantra refers to a movie-ending classroom discussion by Matt Damon’s character in ‘The Martian,’ about surviving Mars or whatever situation they found themselves in.

“At some point you feel its all over, but you do the math. You solve the problem, and then you go on to the next problem. You solve enough problems, you get to keep living.” It’s not alone on Mars stuff, but there are plenty of situations to solve in real estate.

Accompanying photo – at 40th reunion with brother David – wasn’t the first time a future in real estate had been contemplated.  Still, in less than 100 days, from first day of class, to qualifying for State exam, being licensed as a broker in North Carolina, and successfully acting as a buyers agent on a $280k condominium sale on February 13th, I’d have to say:  

Deciding to make a major life change means nothing without action.

One question every new real estate person consistently gets asked is, “How long before you sell your first house and get a paycheck?” First sales already handled, closing date is the 24th are facts I can (generally) count on.

Matt was resourceful as hell throughout ‘The Martian’ in fixing technological challenges, and beyond good people skills, technology is an essential in real estate.

Technology vs. Personality

Making a first sale– to the FIRST PEOPLE you ever talk to— is a somewhat giddy feeling, but there’s no telling whether anything will become ‘more real,’ no matter how bright and warm a day the relationship starts on.

Its important to recognize that, while I managed to get a particular search application our company offers for downloading sent to those clients, going to that location to check out open houses vs. doing previews by myself was related to a difficulty in using my eKey to unlock houses.

Although walking up and introducing myself was the ultimate starting point – and considering the positive consequences of  meeting these clients as a result of being short of the right technology wasn’t bad – a major truth in today’s real estate is, “Make sure your technology works.”

After fixing an e-mail address and setting my client up for automatic updates of all relative properties coming on the market, the software allowed tracking what they were most interested in, and their responses to follow-up phone calls kept the search tight.

Just as an ice storm came to Charlotte they identified two condos; on Thursday we showed them, despite more trouble with obtaining keys. On Saturday they made an offer, which was accepted. Yes, Charlotte is a hot market!

The consequences of  meeting these clients as a result of being short of the right technology certainly weren’t bad –  but a Truth in today’s real estate is, “Make sure your technology works.”

After another episode with eKey failure, it took 2 1/2 hours – late on a Friday afternoon  down at MLS Services – to determine my cell phone wasn’t on the list of possible users for a reason. Buying a *much* better phone Saturday morning was a $75 investment in my future. There was also the recent purchase of a Toshiba laptop, after knocking out the screen on an old Acer unit, and at $325 + tax, its been a super addition as well.

People will help, but handle your own problems

As much as having people like and trust me as a professional counts, knowing that technology will work FOR me becomes more of a reality each day. There are regular classes, ‘playing around on it’ and seeing screens actually matters.

The atmosphere in a strong real estate company is the sense of team accomplishment, and after a long period of time having worked alone, its invigorating to me. The team leader I’ve become a Buyers Agent with was dead right in stating, “It’s your fault,” about eKey problem, because I’d delayed a month in handling something obviously wrong. While the laptop, and an unfortunate whack on car requiring a bit of credit card space, seemed like problems, it didn’t require any dynamic resolutions, just money.

That people are willing to explain a couple new functions a week to make me more effective for clients in searching, and therefore a better broker, that’s all I’m going to ask for. Oh, and hitting the two closings a month by April goal I set in training.
